Possibly, but some of the legit professors in my university are getting paid pretty nicely imo. I looked at a public website and damb, the ones with tenure are averaging about 20k per month, if not more.

Depends on your area, my area it isn't smart to try and flip, it's all about the rent game I live in a military area and that BAH has rent prices high as hell down here

Did you real my post or just the title? I was referring mostly to real estate AGENTS. You think most guys on here have enough money to invest? Most likely, they are going to be agents because it is easy to just pass the test, put on a nice outfit, and give tours. Most of them are not living in the houses they are selling, maybe even living paycheck to paycheck. I pop my collar to you for going against the grain, and going another path after realizing college is not for you. For what it's worth, you know damn well teachers and professors aren't racking in much.

I'll agree with that. Being an agent is damn near shameful. To much work for to little money.

Being a real estate agent should be a side hustle (at least for me it will be). I'm going to school to get my license in a couple of months. Like someone earlier said, it really depends on where you live, the clients you target and the people you know (which applies to almost everything in life). My main hustle in this housing business will be to buy foreclosure houses anywhere from 30-60k put 10-20k in them to fix them up and sell them for almost or close to double smiley: pimp

! Even though I'm going to start off by going in with someone close to me who's already doing it to learn the ins and outs which will make it less profit but if I can do that 3+ times next year I'll be straight! That's well more than an annual salary for me smiley: smokin

That's how delusional many folks are.

To all the replies that say something along the lines of "I disagree" or "Depends on who you know". Read what I wrote, and not just the title of this post. I acknowledged that there are of course ways to be profitable in real estate. It's just that many think they can easily just become agents and start flipping left and right.

I can see 10 a month but a day? Unless he's dealing with all cash deals then he's ducktales all the way.

That's what I'm saying. I remember him saying each REO will bring him $100, and he can do 10 a day EASY. Another dude told me that if I throw in 1K, along with his 1K, he can make 50K by stopping someone who is able to file for foreclosure, and then some crazy S_. I was like nah, no thanks. I see him 10 months later he's still broke.

There is money to be made in anything if you are set up correctly. Some people are making six figures a year, hell even millions selling napkins.
My point is a lot of real estate dudes sound like this guy.

OP you're definitely right in a sense. Everyone sees how easy it is to get a license and also some success stories and jumps on it. Around my way, EVERYONE is a real estate agent. It's what stay at home moms do to pretend like they're grindin the same as their husband is.

Who said it was easy tho lulz you know how many people are looking to purchase homes these days in NYC? Tons. I closed 9 loans last month and 5 were purchases of over 450k all came from the same real estate agent so u can't tell me he ain't happy lol

i started investing with a mentoring group. at the time had alot of capital. purchased 12 rental properties and saw the potential of selling to investors. the mentoring group provides deals, properties for sale in the area, to members in the group for cash on cash, 20% or more, per deal. we dont have to produce leads on our own. just find the deals and send it out to members. had my first deal close 10/08.
total volume sales since 08:

housing market here is pretty strong even tho there are many many many reos.
i deal with 95% reo deals.
