Bachelor Pad.

That seems about right. Also factor in he may have some PMI. So im going to guess anywhere from 4.125-5% depending on PMI.

Yep. Interest rate is 4.125 on a 30 year. I pay my mortgage bi-weekly on a 15 year plan. Didn't mind the PMI since it was a short sale and I have equity. Probably will refi to get rid of the PMI soon. 2-3 years soon. Should have put more money down in retrospect. But the house needed work and we wanted furniture. Didn't want to wait or put stuff on the CCs.

Yep. Called it.

Congrats on the purchase. I would look into your refi as soon as you can, also see if there are any penalties that come along with it. Rates are growing unfortunately and the sooner you can refi the better.

Yeah, I met with a financial planner and he suggested I refi soon. Looking into that now.

Bravelude, are you handy at all? This site has many plans and skill level projects. I made the tryde coffee table.

Not handy, but have assembled furniture and do basic car type stuff. lol

My living room is kinda the last place of attention lol. Been too busy with work. Kinda want that rectangular/cube feel.

Two things bugging me, the desk and coffee table. I cant seem to find any space.conscious table. My bed room has a brownish themed furniture toit, and Im trynna find a desk.

I have a 27 inch monitor and a printer. I dont have much paper sort or speak, but all the desks I have looked at too big.

I'm currently looking to buy my first home. Will be using this thread in the future.
Erase all debt. Try not to have a balance on anything.

Take your time, get an inspection and don't hesitate to walk away if it doesn't feel right.

Save money for furniture, repairs, etc. I have to have a new tub before I take a shower in any new home. I also need a new toilet. I want to be the first cheeks to have sat on MY throne.

Not a bachelor pad at all, but me and the wife are buying our first house 8) Should be closing on August 7th. We did the inspection today and everything was perfect...can't wait :pimp:

Good luck. Only 2 pieces of advice. Hire movers, trust me. HIRE MOVERS. And lastly Furnish one room at a time. It keeps you on track and its cheaper.

If I can find a cool job in ATL, I'd move from L.A. and pay cash for something out there. Me and the wife want to move but everything is high 4s with major work needed out here.

Congrats on the house.
Yeah. $500k gets you a run down 1200 sq ft house in L.A.

I've been looking at places like Houston and ATL amongst other upcoming major cities too for potential moves.

Man I live here in the bay and 275 is getting u an old condo with at least 300 in hoa fees . And if u fond a home at a good price someone else paying cash. It's rough out here

Wait... Why hire movers? I didn't hire any movers in any of my homes.

I'm at that point where I JUST DON'T WANT TO WORK anymore

I would miss L.A., but the idea of retiring at 35 with the profit of an L.A. sale to a ATL/TEXAS 100-150k home, living off the interest sounds sooo good right now. My wife can work if she wants but I just want a porch and a rocking chair and I'll be happy

Time. It's easier, and less stressful. They know angles and move fast as hell. It took me and my boys 2 hours to get a couch out a door once

You're not getting a good home in Texas for 150K.

Dallas, Houston, Austin at least. Anywhere desirable

But I get what you mean

In Dallas and Houston for sure you can get a nice brand new home in a good area for as low as 120K. Not sure about Austin just cause I've only been to the UT campus there.

180 can have you in something beyond decent and nice in any major city in Texas same in g.a and Louisiana

Can't believe I never entered this thread until now. Well I may have a couple years left at the parents' crib so I have time to think about how I'll do my house, or place if residence. I've got colors figured out so that's a start. Great note on no cheap posters, but framed **** instead. Will keep reading thread and I see mad convenience in a gaming console, ps3 in particular because they'll be cheap and I don't **** with video games, and I upload my music (music lover) and put on Blu ray movies

Because, well no one "Wants" to help you move. Also, if you have multiple floors like I do, 3, its much easier. After all of the stress of closing on your home there is no better feeling than just walking in and setting up. Moving is stressful. Also, if anything gets scratched or broken your buddy can't just say sorry bro.
