Hey all I am looking to rent a room from someone in a home but have never done so. I am sure there are some people here who rent a room
or have done so in the past. What are the pros/cons? Did you rent a room with a family, single person, or a house full of people renting?

What are some red flags to look for? What are things I should ask for? Anyways if anyone has knowledge and would like to share please do

I could use all the help I could get. I am in California if that make a difference. Thanks again all. Have a great day!

-Ask about roaches, bed bugs, rodents, etc.
-If the place looks gross, get out of there, don't try to get a bargain.
-Check how long it takes for the water to get hot when you turn on the faucet.
-Discuss whether utilities are included or how they are split.
-Read the fine print on your lease and security deposit so that you'll get your money back at the end.
-Ask them what they do for fun, on the weekends, if they're loud or snore, etc...
-Ask about and maybe introduce yourself to the neighbors.
-If possible, swing by at night and see if the place seems safe or well-lit.

That's something to start with. Good luck OP. Fun times ahead if you find the right roomies.

Make sure you take detailed pics of room before you move in; especially those areas that look like they have already been damaged. Lost my deposit on my last place because of my roommate lazy *** didn't do this, and at the end of the lease, the complex landlord blamed us for damages that were already present when we moved in.

I have rented a room 3 times in the last 5 years now.... its really best to check out the neighbourhood a couple of different times as theres nothing worse than moving into a place then find you got very noisy neighbours.

Agreed, I learned that you should take a picture of it next to that day's newspaper in case something goes wrong, you go to court, you have proof that it was that way when you moved in.
