Side note, homes in Cali (SF , LA , SD) make me cry at the price VS same amount of money spent elsewhere in the country.
Ya, remember buying my 2 bed condo in '08, then working with agents around the country and realizing for a little more you can get a 3000+ sq ft home with lots of land in many other parts of the country.

How many of you purchased a home warranty and have continued to renew it?
I've had it for 2 years and haven't used it. Is it worth the $400 a year?
 
Anyone familiar with Austin(tax) or Portland(OR) area? Looking to invest in a rental property and would like to know what neighborhoods I should be looking at.

Nope. We got one from the seller for the first year and needed it after our washer decided to spray water all over our new wood floor. After you pay the premium and deductible it's really not worth it, which makes sense since they have to make money on the policies. Just make sure to have an emergency fund that can cover whatever could go wrong.
 
Like every city...theres good and bad parts. Some spots in inglewood are really nice and quiet.


Lol man this aint 1989, now a days outside of a very tiny few spots in America, only way to get caught up in violence is to be involved with those who live that life or get caught slipping. If you have street smarts aka common sense it is very unlikely to get caught up in something crazy. Kick doors and stuff happen in the burbs and the hood.

Yup my favorite quote, "Crime has no zip code". Thing about the burbs is they sweep their crimes under the rug

Some parts of L.A. are still very violent and impoverished so you can't escape the crime.

A lot of the home invasions happen in the subdivisions of L.A. county (far out of L.A.)

We want to move to view park-windsor hills and the crime reports are heavy with gun point robbery and breaking into cars but the houses be 600k and up.

I live in West Adams and I don't see all the crime people still associate with this area.

It used to be really bad in the 90s but gentrification is strong in the USC area.

Think long term.

Short= easy access to the poon

Long= easy access to quality poon.

Get the best bang for your buck.

Zillow/Trulia are only there to get. Good gauge of what is out there. Unfortunately, if you use it to find what is out there, it probably isn't out there anymore. [emoji]128514[/emoji]...[emoji]128557[/emoji]
 
I"m in the market for a house does a fence make a big difference to you guys? I was thinking about getting once especially since I have a small child. If the house search doesn't go well for me we might get a house built from the ground up.

It depends. For keeping people out, it probably won't make that big of a difference if you're talking about a waste level fence in the front yard. If you're thinking about containing a little one, it's more a peace-of-mind thing to keep them from running in the street.

It might add curb appeal when selling but won't add much value on the selling price.
 
It would more so be for the back yard when we are outside playing I don't want any dogs or wild animals roaming into my backyard. Plus I would like to put up a Hammock so I can catch some Zs in the nice weather.
 
I was speaking with an older coworker today and she dropped some gems.

She said when the housing market crashed, she bought a relatively new house for $75,000 that is now valued at 450,000. When she bought, she did it in her mother's name since she had better credit. Fast forward a couple of years later, she got divorced.He spouse tried to have the house sold so they could split the money. Because the house was in her mother's name she got the house and couldn't be split up in the divorce because legally she didn't own it


Low key when I buy a house I plan on buying it under my mother's name and have her sign paperwork that when she passes, I assume ownership legally

How does that work with taxes?

What would happen if you get married? Will your significant other not make payments for mortgage? I'f I'm living with someone, and we're both contributing to the home (whether mortgage or rent), both of our names are going on it.
