Was thinking you are being overly critical of things...yea F!!! all that. I would threaten a lawsuit to get all money back. crazy. Sorry this is all happening to you.
 
On a side note, I use a program called Mail Track to track when people receive and open my emails for business. In the Real Estate industry, there are many people who will say they never received your message and they are taking another offer over yours because they never got it. It's a great way to keep everyone honest in the transaction.

It would really help someone in @aepps20 situation if you decide to sue them for damages. You can prove they've not only received your message, but read it and decided to ignore you multiple times throughout the process. You also get a notice when they've read it so you can follow up and let them know you're tracking them.

Thanks for the support guys. The builder is Richmond American Homes and I would caution anyone against working with them. My fiancée is taking it really hard because we were going to close on the house in April and get married in May.


I received a call from the division president yesterday after leaving him several voicemails. He tried to convince me to stay on with them after I told him all of what was going on but at this point it would be foolish to trust them given their track record. He seemed apologetic up until I asked him about getting my earnest money back [emoji]128514[/emoji][emoji]128514[/emoji][emoji]128514[/emoji][emoji]128514[/emoji][emoji]128514[/emoji]. At that point he started hedging saying he had to look at the contract and talk with people. He even said that he believes that they have fulfilled their end of the contract. [emoji]128514[/emoji][emoji]128514[/emoji][emoji]128514[/emoji][emoji]128514[/emoji]. He said he'd get back to me today but I'm just thankful to not have to deal with these people anymore.
 
If they commit then the deal falls through or they change their mind after the closing process has already started (and presumably you've moved out), you get to keep it. It's usually like 1%
 
EMD is not necessary if you don't want the seller to really take you serious. You choose.

You know b of a gotta be hurting to stoop this low offering the 3%. Economy is in shambles fams. All who can get in where you fit in, I suggest you do so now.
 
So, this is kinda unrelated but I need to know, ball park, how much it would be to close off a door and move that door over like 1 foot from where it was. It can't be too expensive right?

Umm... Why?

It's pretty easy to make a hole and install a door. It will depend where the studs are in your house. If they're 18" apart, you'll probably just need to buy a piece of drywall (~$10) plus labor. Unless there's electrical, I don't think it'll be too hard. Then again, I've only installed one door and about to make another one.

Which reminds me... Anyone ever tried to actually MAKE an archway door before? I looked online and those things are EXPENSIVE. I've been in a DIY phase lately and have been wanting to try to make one instead of converting the opening to a traditional doorway

What do you want to know? Chances are if it's in a newer community, you'll have them but the pricing can be all over the map. I've seen them as low as $20 and as high as $700.

If you're in a condo community, they'll probably be a bit higher since they are responsible for the grounds maintenance and roof and exterior repair. If it's an FSR in a middle class community, they should be lower. The ones around $700 though were in million dollar communities with guard gates and other amenities BTW.

We're looking at a house and literally the only problem with it is that is has no where in the kitchen to put a refrigerator. Like, none. I'm not sure where the previous owner put their refrigerator. But there's a door that leads to a half bath in the kitchen and if I move it over a few feet and get rid of some cabinets, I'll be able to fit a nice size fridge in there so I was just kinda curious how much I'm going to need to spend, so THANKS!

I love when people try to reroute the kitchen plumbing so they can add an extra bathroom to the home description.

In that case, you'll probably have to worry about pipes too and possibly rerouting the lines. You should probably get a couple mini fridges and call it a day.
 
so we were originally scheduled to close january 29th, but there were some issues with equifax not having my credit score.

it was a nightmare dealing with them, the other 2 places had my credit score but equifax did not, first they told me to fax my DL which i did then waited like a week then they kept telling me they never got it, then they told me to send in my SS card..

then once again i waited and they told me they never received it, this went on for 2 weeks, i was calling multiple times a day a getting different answers.

i couldnt close on time because of this nonsense, luckily my mortgage agent was on the line and heard the BS they were giving me and she bypassed them and got approval from freddie mac to move forward with the closing.

i got discouraged and was not happy for a while, we finally closed on the 5th, we dont have to pay our mortgage till april.

we wanted a place that was move-in ready with little to no work required, since we work alot.

the dogs love it, we love it, we painted the walls and got a nice fridge from her parents, there will be more work done such as removing the carpet installing wood floors and getting rid of some of the ugly lighting fixtures, our fence is also on the verge of collapsing lol, but it holds the dogs in for the time being.

its a process but damn it really feels good afterwards, charleston is about to get really expensive and we got really lucky.
