As long as you don't move any of the plumbing around it can cost $2500-$3000 to redo an entire bathroom which includes labor and finishes. Obviously the price can go up depending on finishes like marble floorings, type of countertops, faucets, etc...

Unfortunately, I'm based in San Diego so I don't have any contractors in NorCal.

Tile work alone is probably going to cost $2-2500.
New shower pan $500
Factor in a shower door anywhere from $500 to $2000.
This doesn't include any demo or other factors that popup once work has started.
Once the walls open up you will probably run into issues.
I just pulled a few of those numbers from the contract I had with my General Contractor.

Where in SD?

I may be looking for some contractors if I decide to not do the work myself.

A true custom home is really expensive so you sound like you want to do a new build through a builder.

Yes you can do FHA for a new build. If you go through builders bank they typically give you extra incentives too. You still have to shop around for the best rates though.

Random question, how much is it to take out a drop ceiling and put in a regular dry wall ceiling?

Where is the soffit?
Kitchen? Living room.
Just did this in my kitchen, 17x20 area:
Demo was a couple hundred + $1750 to raise the ceiling, new drywall, taping, texture and paint.
Ended up costing a lot more when we had to re-route plumbing and vent lines.

This is in San Jose, CA, so depending on where you are prices could be different.

Yeah, it's in the kitchen and the kitchen is not huge. And the house is in PA so I'm thinking the price might be a little cheaper. There's also a drop ceiling in one of the bedrooms which is probably bigger than the kitchen, so I gotta figure that out too.

Thanks for the estimate though!

maybe...but you are going to have buy the land first, finding a 5K sq ft vacant lot to purchase in the bay.. yeah sounds good

there's gotta be some decent condo's for 4 or less in the bay, maybe even a PUD.

if i still had MLS access i would check.

Nah no condo I want a house
No townhouse or condo
Just a regular house with lawn/back yard white picket fence

anyone have any experiences with modular/manufactured homes? or i should say, experience with living in both site built and modular/manufactured homes

i live in az and looking to buy an acre or two. I dont really want or need a big house since im gonna be utilizing the land for different things. my only concern is that they are dirt cheap compared to a regular house. Ive looked into them and they all swear its the same exact thing as a stick built, but since i like to do all my own handy work, i dont wanna buy a modular/manufactured home and find that i have to tear half the room apart to change some wiring or something

Just got the seller's disclosure form for a house that I'm interested in. It stated that the home was last occupied on February 22nd, 2015. I was being nosey and decided to google the signatures on the bottom of the form and found this...

I'd prefer them, but Oklahoma aint really up on that yet except for a few rich ritzy's by the hospital in OKC. They'll put a solar panel on your roof even for like 15 bands. Another kind of recent development is people are buying old shipping containers and there are companies that specialize into refabricating them into homes. If my next house is here in Oklahoma, I want to buy one and make a storm shelter out of it. They cost less, I've seen them go for $2000

Went and saw a house that my husband and I really like. It's an old house and still has some knob and tube wiring. Waiting to hear from the listing agent if they put in new electrical and turned off the knob and tube. Anyone have any experience with that kinda old wiring? The house is priced really well and needs some updating so I wouldn't mind putting in new electrical but I just don't know how safe it is. It's stressing me out.

A bro of mine just bought a home with knob and tube wiring. He's redoing all of it. He's an electrician though so it won't be difficult for him.

Are you asking how safe the knob and tuvb

Purchased a new development. Going to have my final walk through soon. Some people say that I should take my own home inspector. Do any of your guys have experience with this and what would you recommend?
