Yeah Woodmore is a pretty nice area, higher than avg prices. If i'm buying that's probably where i'll look unless I got kids. Not a fan of PG schools.
 
Started looking for houses in KC last weekend. Looked at 13 houses, really only one stood out. Was a fun process learning what to look for.

KC real estate is absolutely cut-throat right now. Houses are on the market for less than 24 hours and bought.
 
For my Texas brethren, I own an insurance company so feel free to reach out if you have any questions regarding your homeowners insurance.
I can't stress how important having the right coverage is.
I also know some great loan officers here in Dallas.

IMO Woodmore is the nicest area in PG. I'm not sure about schools pretty sure when I have kids they will go private if I'm in PG.
 
Can an agent delete the price history from a listing on trulia or zillow ?

I remember the home I'm looking at now was listed in June of last year. All the dates of the price drops are gone. It's the weirdest listing i've ever seen. I googled the address and saw they were trying to rent it for $5700. No way in hell someone would rent that for $5700 unless they wanted 20 people living there.

a lot of owners are putting their properties for rent and for sale at the same time.. we have a home in our office that is going through that and i was trying to get my boy to rent it out but they were so adamant on selling it.. crazy.. there are a lot of homes in my area that are for rent for over 5k.. just saw a 7 bedroom 5 bath for 11k.. i wouldn't trust a zillow or trulia listing.. try to contact the listing agent directly.
 
Tomorrow is the day I'm going to put in my first offer. I usually don't get nervous for anything but this is really getting to me. The owner doesn't want to deal with a realtor so we'll be giving him the offer ourselves.

Not sure if anyone can provide any quotes here or not? Would love to get some advice from an experienced home-builder and/or DIY'er.

Going to put an offer on this house today, but would love to know (approx) how much these following projects would cost...

ADDING A DECK

+ We want to add this deck... (14x14ish)

...onto this house...

Labor would be done ourselves...would also need a door (sliding or french) on the mid-level to walk out onto the deck. 

KITCHEN REMODEL

Take out most of the wall behind the refrigerator and add an island to the middle of the room.

The fridge and countertops would be located to this side of the room, creating a more open floor plan and a huge kitchen. (The wall to the left of the dishwasher is where the door onto the deck would go, when referencing the above project)

(Cabinets would be painted and floors would be changed down the road, FWIW)

If anyone could provide approx. costs for those (high-end and low-end, that would be great.)

Why doesn't he want to deal with a Realtor? IMO, that's dumb on your part to go along with it. If you pick a good Realtor, they'll be able to help you stay out of a lot of trouble and guide you through the process.

I hope you're at least putting in a lowball offer that will offset the 5-6% he's not paying the Realtors to negotiate the offer.

We offered 80K below asking and the offer wasn't accepted. I looked into the owner yesterday and dude has a crap load of properties. Taxes being so cheap, I'm sure he doesn't care if it sits for a long time. It's already been a year.

My coworker actually ran into a similar issue here in Manhattan. The property was for sale by owner and my coworkers agent suggested that she (the agent) should step out to help his offer look better. The seller got multiple all cash offers and tbh this is the first time ive ever heard of a realtor voluntarily stepping out of a deal. We figured the realtor thought he didn't have a chance at the property anyway.
 
I spoke to a realtor in the area and she told me to jump on it. She gave me good advice and even spoke to the seller agent for me. She told me go low and work your way up, but just make sure we're comfortable with the numbers. The property isn't on the MLS so not a lot of people know about it. It sold last year for $510k. If I get the house, to call her to get upstairs rented. I know the commission is a lot more when you sell a house compared to getting it rented. I wish she'd come take a look at it with us. :rolleyes
 
I recently purchased a home with the help of mortgage match in NY. I recommend any first time home buyer to check out the program if they qualify. Basically a $7500 grant. Very helpful

Do you know why the owner doesn't want you to be represented though? See if you can increase the offer a bit so you can have some representation. If the Realtor is willing to represent you for free, I would be worried TBH. That screams desparation IMO even if she's willing to represent on the lease side which is only 1/10 of what she'd make from a sale.

The realtor I contacted told me they're a broker flipping the property and just want to keep all the profits for themselves. I'm thankful for the advice she gave me, but I feel like I'd only be taking away an hour max of her time to come to check out the property for us and get her professional opinion. It would be $1600 commission for an hour and a few phone calls if were to get the place. It seems like plenty to me. If it doesn't work out then I only wasted an hour of her time.

Welp. Nvm. House is already gone, smh.

One thing to know for Kansas City — if you find a house you like...jump on it. Chances are it'll be gone in 24 hours.

Kinda suprised they'd do an off market listing if they're a licensed broker though if he wants to maximize his profits. Properties generally go for about 10% lower when going FSBO/off market since people know you're saving on Realtor commissions and not as much competition.

Are you talking about an hour to come out to see the property for the $1600 commission, or to list it for tenants? IMO, getting an agent to help with listing and walking through the tenant process with you is a bargain IMO unless you're a licensed agent yourself. There are so many factors to consider when picking a tenant and covering yourself and it takes MUCH more than an hour for all of the necessary work from start to handing over the keys.

I would always be skeptical of a situation where the listing side is telling you to not have representation....

Nope. I'm making sure I'm not texting offers or signing anything from anyone until I get a lawyer.

very smart.. although i am a realtor as to not sound bias, one thing we can do very well is negotiate for you.. always be weary when an fsbo doesn't want you to get an agent.. good luck on your journey..

tvobach tvobach make sure you do your due diligence!! inspection, make sure the property is free of liens and check for the building codes etc.
 
Is there anything that an inspection doesn't look at that can end up costing you a lot of money ? My boy is a manager at a plumbing place and he told me about having a plumber come out to snake the lines to make sure there aren't any cracks,separation, or bad pitch.

Just made an offer on a beautiful home that just came on the market last night.

Went in at full-price, wrote in to include appliances and have sellers pay closing costs. Fingers crossed!
