Yes, unfortunately. Getting a dedicated plumbing inspection wouldn't be a bad idea. Around here, they changed the public water formula so it's starting to corrode the older copper pipes causing pinhole leaks.
 
So a different agent listed the house today and we think he's related to the owner. He has the same last name. We did some digging and found out who the owner was. We made an offer of 630K and he said he'll talk to the owner. He just wants to get rid of it, but keeps changing his mind. He said he'd called us by 3:30 but haven't heard anything yet.

Not necessarily, it depends on whether you are applying for a loan together. When we were in the home buying process my income and credit score were sufficient for me to qualify on my own. If you have the income and credit score to qualify with one spouse then it is almost as if the other spouse doesn't exist for mortgage purposes.

Yeah I've been slacking on the webinars and the podcast.

He's talking about a 4-plex he just closed a deal for this past sunday. So now he's at 54 units.

I subscribe to the you tube podcasts so I usually watch them while I do cardio but the webinars I thought you had to be logged on to watch them.
They keep the replay up for a day. You just put in your name and email.

Edit: WOW he just spoke on how he is going to pay for his daughters college (she was just born last week).

Pretty much he is only going to come out of pocket $500 for the 4-plex he is buying.

Hes going to get a 17 year mortgage, so when the house is completely paid off in 17 years it will be worth about 190K.

Tenants will be paying for his daughters college fund, that is a very interesting strategy.

Lol they give out all the free stuff at the webinars. I'd never buy a pro membership without a webinar deal, he literally gave away $300 worth of free stuff with a pro membership discount

yeah Brandon is cool.. that damn shirt he always wears.. very inspiring.. the webinars cover the same topics but the podcasts have been so good.. especially one of the most recent with the enthusiastic wholesaler..

Brandon's by any means necessary attitude is attracting.. no or low money down >w

I refinanced with Quicken, got me a good interest rate. Higher APR though
 
Progress pics from a few weeks back of my current project. This property had major foundation issues which we fixed 1000000%. It was a bit of a blessing because it enables us to raise the living room floor to be level with the rest of the house. Now it's a big open space. We should be done in 2-3 weeks...this is probably my favorite project so far....
