Anyone got a mist system in their backyard? Moving in next year and since its AZ I want to keep the backyard cooler/more habitable and I was thinking of copping a misting system.


If so what are y'all monthly costs? Maintanence? Etc.
 
Who do you guys have for security system? Any recommendations?


Don't rely on a security system is my suggestion.

3M security window film.

Strikemaster door hinge reinforcement.

Security bars for sliding doors.

Cameras.

Dog. Loud dog.

Security system should be the last line of defense. Experienced robbers would be in and out way before the cops got there.
 
I live in a "nice" area and my neighbors alarm went off while he was at work. It's monitored and he got there before the cops did.

I went and bought a gun and learned how to shoot after that.
 
We're officially under contract. The appraisal process started today.

We plan on painting the place and staining the wood floors a dark brown. I wish we had the cash to redo the kitchen.

Can't wait!
 
^ That article is interesting. Obviously as I stated before I live in Milwaukee and I'm buying my second home (first genuine investment property) there.

I just got the inspection, and things are looking pretty good.

Hoping to close by early September so I can find some renters before things get too cold.

Gentrification is making its way down East Capitol and Pennsylvannia ave .

People copping homes for 100K and flipping for 250-300K around here.

My girl just bought a house in the Cleveland area. 3 bed 1 bath listed for $140,000 paid $133,000 plus seller pays closing. Inspection checked out and it appraised for $155,000, feels like a win.

Guys. I've been looking at out of state properties....

But how does that work? I want to acquire something to rent out.

But do I need to actually change address? I really don't want to switch license address etc
 
Finally closed on our house last Friday. Asking price was 190K...we missed out on three other houses by offering asking price, so we offered 193K. Got it. House was appraised for 195K...which is nice.

Been scrapping popcorn ceilings and painting kitchen cabinets the last few days

theres a duplex listed in my area for $135K....wish i had the money for a DP and i'd cop instantly. :smh:

If its your first crib and your credit is decent you can probably cop that thing for like 5K down.

My first crib was a Duplex for 125K. I swear I only came to closing with like 2K but that was because it was currently occupied and the seller had to pass along the security deposits.

The "live near your work" special is being paid out of funds from the Johns Hopkins University and the Johns Hopkins Health System and aims to jumpstart homeownership in the massive redevelopment in Middle East, in the newly named Eager Park community.

A majority of the homes to be offered in the one-day sale are 42 units of the yet-to-be built Towns at Eager Park development located in the 1700 block of E. Eager Street, being funded by the private, Baltimore County-based Greenebaum Enterprises.

Those three-story, 2,000-square feet town homes start at $260,000 and have a one-car garage and 24-hour security detail.

Ryan Homes is the developer of the $14 million project that has a planned 49 total units. Four units are currently under construction.

In addition, the home builder is offering an additional $10,000 home-buying incentive if mortgages are written through its in-house lender.

Future homeowners can also take advantage of a five-year Baltimore new-construction tax credit that will cut their property taxes on a sliding scale over five years starting at a 50 percent reduction, Hopkins' website said.

"Renovated houses available for purchase during the one-day sale are located on Washington, McDonough and Chester streets," an email to Hopkins employees Monday morning said. "Don't blink or you'll miss a unique home-buying opportunity."

Other developers involved in the $36,000 incentive package are: Emerging Developers, with units located at 801-817 Chester St., TuCasa Development, with units in the 1000 block of Washington St. and Tadesse & Associates, with units located at 1100 McDonough St.

Potential buyers are advised on a Hopkins live near your work websiteto bring a $1,000 deposit check or money order and be pre-qualified by a lender, with a letter of pre-qualification. The $36,000 incentives will be on a first-come, first-serve basis, the website says.

Good news folks. I just closed on my first property. A triplex in West Philly. Already has tenants in two of the units and I will be moving in to the third. I plan on managing it myself to learn the ins and outs of the business. Going to save aggressively to purchase another triplex by December.

Props bro... Hope u got a home warranty (mine has saved my *** plenty of times)

You just made a huge come up. Love having places that already have tenants man.

Just be careful with copping your next Triplex, my loan officer made me put down 25% on my second duplex (I was hurt but I had it so I went with it)

Just curious what part of Cleveland, my sister stays in Shaker and my pops lives in University. There are some great cribs in Cleveland but I never hunted property while I lived there.

I'm hoping to cop a 3rd crib sometime next year I may need to check that area out.

It's in Lakewood on the west side, houses are getting scooped up within hours of being listed.

Yeah I know Lakewood, I didn't realize that property was moving like that out there. I know Tremont is doing numbers but I didn't realize everything was moving that way...

Props to the Cleveland cats. i will have to keep an eye out.

The market is feverish in Lakewood, I think it will slow down soon with the 1000+ apartments being built downtown over the next few years.
