Newspaper & public records.

The real deal can come in pre-foreclosures depending where you are and what lender the homeowner is with. Then you can find out what's owed, what the home is worth and make an offer somewhere in the middle before the property goes to the courthouse steps.

If the homeowner will allow it.

The advantage to buying a delinquent property is that it's not on the market yet, so there's almost no competition. Secondly, the homeowner is generally in tough financial straights, so they don't have a lot of options.

The challenge is finding one that's not a short sale though since many lenders can take several months to get it approved.

If you have a Realtor, have them ask their title rep for more info. They might have access to where they live or contact info.

If you have a Realtor, have them ask their title rep for more info. They might have access to where they live or contact info.

Damn. 2/2, 730 sq ft for $988K? You can live in damn near the nicest area in Dallas for that much. :lol:
 
^Tell me about it. Homeowners are reaching with that price but they might just get it or above asking price because of the location.

9 times out of 10, a homeowner will stop paying other bills (taxes, maintenace and ect.). A guy bought a property and found out it was thousands of dollars behind in taxes. Another guy found out all the wiring and plumbing in the house was removed.

Homeowners can get vindictive, when they know they have to leave soon.

yep, unless you know how to do contractor work or has friends/family ...i wouldn't touch those

Welp that property is in the nicer part of the bay area right next to palo alto and am abundance of tech jobs. Jis imagine what one of the normal spots in palo alto would cost lol

yep, unless you know how to do contractor work or has friends/family ...i wouldn't touch those 

The property I'm interested in has been well maintained, I used to know the owner but then he moved to a different state, had the place rented out about 6 months ago and then all of the sudden renters left and it's been empty since. Not sure about the taxes and bills but I know for sure maintenance isn't going to be an issue besides cleaning up the weeds and plants. Inside should be looking perfect from what I know but I get you. Foreclosure properties are never in perfect condition.

Construction starting on my house starting very soon, getting our loan taken care of this week.

Probably about to enter into a similar situation. Will probably sign a contract to build our home soon. We are getting preapproval tomorrow.

We are doing a Dr's loan so not the same as a standard loan.

We have a buyer's agent for the simple fact they may know to ask about things we may not think about given its the first time buying or building. The interwebz has mixed ideas on if you need one or not

Are you building from scratch or using a basic floor plan and making minor alterations?

You pay property taxes every year.

He has had plenty of bad experiences, especially in the beginning. Mostly dealing with the help. He believes in employing people who are smart but cant leave drugs alone.

He pays cash for all his properties, no mortgage.

He has a non-profit which is his main business and love. Real estate is his side hustle.

Renting is not for the faint at heart. Your are pretty much at the beg and call of your tenants.

Check with the state controllers office, but property taxes here are due twice a year. Depending on if/what type of loan you get, property taxes may be impounded with your payment.

Quarterly estimates are also due on the income from the property too.
 
You and me both man. Out here in the bay proces are so crazy almost afraid to buy as this whole thing feels like one big bubble waiting to pop smh

I'm not understanding how those ridiculous prices sustain themselves. Soon as it pops I'm jumping on some units too. Prices are just dumb high smh milly for a triplex [emoji]128527[/emoji]
