With this recovering housing market and depending on what part of the country, there are plenty of foreclosed houses available that
can be bought for 19k or less. Especially a fixer upper.

That has to be the most down piece of real estate in the middle of nowhere


I've lived in Oklahoma and didn't see houses for 19k

That is why everyone should always close at a title company
For 1 percent of the purchase price or loan amount you get protected through their title insurance policy
If the appraisal district reflects your name the property has been deeded over in your name
However if there were any other previous liens or etc you are liable for them as his interest has been passed to you
Title insurance would've protected you from anything prior to you purchasing the home
 
I have someone who moved from Detroit last year and started flipping heavy in our market
He buys and whole sales homes in the less than 20k many times a month

Purchased and flipped many in this price range
Cheapest I bought was one for 6k and sold for 18k untouched

My boy bought 4 houses in the hood between 5-9k a piece
 
Op I work in mortgages on the servicing side with charged off foreclosed homes. You needed a quit claim deed to take possession of that property and it be signed by the owner. From the sound of that story it wouldn't surprise me if there were liens on it. My advise next time is to a do a title search, all the answers to your questions can be found there.

LOL, Detroit is scammer central my homie was on that scammer instagram page and caught feelings he goes on trips monthly, flips cars, and such. The crazy thing is he has his masters in Marketing and quite his jobs at Quicken Loans to life this hood lifestyle. He be swiping and all that stuff I told him he get caught it's fed time but he said " You hating fam, let me live"
