Los Angeles booming creative class lures new yorkers. Does this settle LA> NYC

100k is a lot of money in Texas.

Even if Texas prices are increasing its still a far cry from NYC and Cali cities. The thing about the South is there is so much land that is build able and "good" that you can't price gouge really because someone can just build something cheaper and undercut you and still be close to everything. I can't speak on why Cali is the way it is but the way NYC is you have to build on top of things thus Real Estate and prime land are literally like Gold.

I believe Austin is damn near the Southern Mecca for Tech and Healthcare companies with ATL being 2nd (and maybe one day will be 1st) and both cities cost 1/2 price of SF and NYC and are home to all of the same non start up major companies.

SF is the hub for tech start ups, but ATL is going hard to promote start ups choosing ATL since you have some many universities in the city.

Charlotte is on the come up too. That area along w/ the whole triangle (Raleigh, Durham, Chapel Hill) is a sleeper spot.

With home prices still at great rates, ATL will be the go to spot for many Black people though. The fact that for $150k you can get a mini mansion in a decent school district is appealing. Even if you aren't buying, but instead renting, the gated apartments look real nice and aren't crazy in price. One place I looked at back in 2010 was $800/mo. 2bd/2ba washer/dryer hookups, etc. Same place in Pittsburgh would fetch $1600+ easily.

150k will get you a nice crib, but 200-250 is what gets you a mini mansion in a solid school district lol, 280-350 gets you a good district but you are in the burbs. Still far less than any other major city.

Charlotte is baby ATL, if you are in Banking or Academia it is the place to be, its not ever going to pass ATL, but its a damn good 2nd option. But i think their weather is similar to DC and im super straight on that lol.
