Cliffs:

• Closing on my first home June 1st

• Apartment Lease Ends October 26, 2017

• Apartment wants June Rent + Lease Termination even though I won't be living there.
($2,000 once I've already moved out)

Rent is $1,015/month for a 2 bedroom.

Apartment doesn't allow subleasing or allowing someone to take over lease.

Considering:

• Finding a couple roommates to take over the lease until it ends without telling apartment complex. (I'd also be liable if these guys end up being douche bags and not paying or worse if there's criminal activity)

• Paying the $2,000 and being done with it...
(obviously this would be a huge financial hit and that money could be better served elsewhere for a new home owner...)

• Taking the temporary hit on my credit and letting them send it to collections and settling with the collections company for a lesser amount down the road...

What would you do? What do you know? Any advice would be appreciated.

Pay the $2,000...you'll probably recoup some/most of that money during tax season. Don't mess around w/ your credit bro. Just do what you can to wipe your hands clean of the place.

*Usually w/ a mortgage, your first payment isn't due until the beginning of the first full month following closing...might be able to soften the blow of paying that $2k.

Your lease ends 3 days after my birthday. Nice.

In all seriousness, sublet it out for the low. Not worth the credit hit. Pay the 2K if you can.

I was renting an apartment before I closed on my first house was in the same situation and went ahead and paid the 1 month and termination fee and got out of there.

that's what happens when you sign contracts.

I am in the same situation, closed late Feb and apartment lease isn't up til June.

in the meantime I replaced all the carpet with tile and hardwood and fixed up the kitchen... took about a month and a half, workers took their time lol. I will probably move in the upcoming weeks and let my little bro stay at the apt for the last month.

I paid off the house so I just lost on HOA and tax. Current apt is $2k a month and they were not letting me out of the contract early smh.

Just pay it and be done with it. I wouldnt even chance it trying to find people to live there a few months. Thats unless theyre some really trustworthy family/friends.

If you can, pay the $2000. You'll probably recoup that money around tax time. Definitely not worth the headache IMO

Thanks for the advice guys. Reached my max on reps....

Still deciding.... that $2k would be clutch to put towards new furniture

nowadays rooms to go or places like that have financing interest free for 60 months you can damn near fill your whole house with furniture and pay about $100 a month for 60 months
