biggest thing for me would be looking into a licensed inspection ie up to date code, foundation check, electrical wiring.. for sale by owner seems more like aquick sale without a true check into what the house is all about. Realtors, you go through a verfiied third party process

My mom bought 2 houses like this. It came out cheaper as when you buy from Realtor they raise the price so that owner still gets the original share he wanted.Either way get your own guy to check everything. You'll save more money doing it this way. We saved about 60k on our first doing this. And about 50k on the2nd house. Realtor can be nice, but they are skewing bastards too.
