Watch the first movie (1992) and skip the sequels. Especially the 3rd one.

I remember I read about how they made the original and what they had to deal with. Shooting it in Cabrini Green projects (literally shooting at them ) along with the original murders derived from in CG projects (people breaking through bathroom cabinet shelfs & mirror and committing murder), it made it that much more thrilling/scary of a movie.
