Renting/Leasing from a Private owner

Is there anyway to know if they're behind on the mortgage? Been thinking about doing this but this aspect makes me a little uneasy, especially now.

does when you get evicted

This has been happening a lot -bank takes the home because the owner stops paying the mortgage and the renters are SOL.
