What’s going to happen when supply outstrips demand? What about all those buying right now at the peak? Will they all be screwed? Why would so many people be buying right now if they’re going to just get railed by a dipping market in 2-3 years. I know a few people who have bought in the last couple months. If the market takes a huge dip and doesn’t bounce back ain’t that bad?
They will be underwater depending on their loan situation.

That could be temporary though. The market could once again have an uptick causing the value of their home to increase and bam they are back in the black.


Putting down a higher down payment actually helps to account for changes in the market.
 
Congrats.! One of my best freinds is searching in the philly burbs. Every time he sees a house it gets relisted for 50-100k more. Demand is crazy... in the 500-700k range. Almost HAVE to buy sight unseen
 
Philly burbs are dry af. Hardly any new construction. Prices in Montgomery and Bucks county are ridiculous. Deals can still be found in the sticks north of King of Prussia.
 
Not quite. Hes lookin at legit "forever" homes. 3000 sq ft 4+ beds and baths. Pool or acreage. But hes learning beggars cant be choosers. Every listing has 100 showings and nothing goes close to list that wasnt insanely overpriced from the jump.

Cant even get townhomes in the good school districts for less than half a mill.

Houses near me in the 2200 sq ft 4 bed 3 bath range is 630k right now.

But it also depends where in California people think of when you say “California”
 
we had some crazy winds Friday night, made a huge mess and knocked down my fence smh.

Thankfully damage was very minimal in comparison to some folks who had tress fall on their homes..

Dropped out of the game. It’s too hot out there with not big enough pockets. Will come back to this in the summer with hopefully a pickup in inventory.

Unless youre an agent or have a lot of cash on hand it's rough out here. I can't compete with these LLCs who go door to door and can snake oil their way into a deal.

if you want something with nice hardwoods. quality kitchen with vented hood ovens and what not... 700 at this point.

I live further south on the coast in DE. its been like this here since pre pandemic...

you either get one of these shoddily made new constructions ticky tacky joints or be prepared to get real close to that milly after our transfer fees :sick: highest in the country.

Fellow Delawarean! Where you at? I’m in Middletown. We built 6 years ago and so happy we did that then with the way this market is now

i remember here in NJ the winds for hurricane sandy was serious... trees were swaying next to my house... i thought it was going to fall and luckily it didnt... i was camping out in the basement i was shook

Im about 8 miles from Bethany Beach. I dont go north of Georgetown on rt 1 though unless im going home to PA hah. I lived in Ocean Pines, MD before I bought. So much stuff in West Ocean City I shoulda bought 5 years ago smh

Yes sir! Timed to perfection is putting it lightly. We moved from Wilmington to Middletown and it’s been blowing up here for years now. I haven’t been down that far south in a minute. We take kids to Lewes and hit rehoboth boardwalk few times through summer but I haven’t been past Dewey in years. Actually I hate driving any where south bound during the summer especially on route 1…… highway like a damn parking lot , lol

OP is a great place for retirees. One of the safest places in the country. Near the casino, beaches, golf courses, country clubs, boardwalk etc etc.

I lived near the OP yacht club, near the marina not the restraunt. My wife wants to go back because we live a little further from all that kinda stuff now. I should have bought the place we were renting when we first came down. Value has gone up over 160% 🤣

There were also some brand new brick townhomes with 720 water views on the other side of OP for 299,999 i looked at once upon a time. 🤮 mistakes were made
