Finished this project in less than 5 weeks. If anybody is in the San Diego area, I'm holding an open house this Saturday from 11am to 4pm. Of course food and drinks will be provided. PM me for address info.

REIT's historically don't have a great rate of return. By the time you're done paying the management company and other expenses the returns are below what you can get with index funds.

You sure?

Between the dividends and accritive aspect of real estate, I would say they've done fine given the risk profile.

Also keep in mind that if your looking for a sector diversification aspect in your portfolio, then setting aside a "real estate" portion might be better than just simply buying am index filled with companies that have high correlation to the market.

I could say the same about property tax shifts, maintenance capex, and consumption aspect of a home.

Seems like a lot of units.

It will be, Lord willing everything will work out. Getting my funds in order now I will post my progress in here.
The 250 units hopefully won't be more than 10 buildings, the goal is to build up to this point.
Start small with duplexes and 4-plexes then move on to small apartment buildings.

Not a lot of inventory in SD and the market has been hot. All the buyers I talked to today said theyve been getting outbid. Originally I thought we'd sell this house around $430k and this was 2 months ago. Those 2 months drove the price up and we set another record for the neighborhood.

That property was a foreclosure. Found it on the MLS. But from what the neighbors had told me, the owner was an elderly man who couldn't live alone anymore and just fell behind on his mortgage.
 
I was going to ask if you stage the houses before listing them but it seems like it would just be a waste of money. Congrats on the quick flip!

Interested to see what your next project looks like.

Thank you! My business partner and I were debating if we should stage but we created an open concept for the kitchen and living room and just thought it would be best to not stage it and let the buyers decide how they would want to position their furniture. It was pretty cool to see people talking about where they would place certain things, etc... Also, given the price point we were confident we would get an offer without staging.

We have 2 more projects on the way and 1 of them is located in a higher end community so we are more than likely staging that one given the price point.

I love the kitchen & hw floors.

I'm thirsting to start flipping homes and acquiring rental property, but I know I'm not ready for that just yet. At the moment, I'm just trying to learn as much as I can about the business. In fact, I've been reading J.Scott's (from BP) The Book on Flipping Houses and its been enlightening. Also copped his Estimating Rehab Costs. Hopefully this ~$45 dollar investment in my RE education will provide an astronomical ROI in the near future...:lol

I'll definitely be throwing some questions your way once I enter the planning and acquisition phase of my REI journey...:D
