Big unfolding for the City of Oakland taking place this hour. With the warehouse tragedy it's rightly flown under the radar but City Council and County supervisors are essentially voting on the Raiders Oakland stadium deal today.

Deal is very complicated. Anyone interested can read the term sheet here.

Some complex financing tools being used but more than fair to tax payers imo. Good deal, my only concern is the term sheet wasn't delivered to City Council until Friday afternoon leaving just the weekend (or Monday) to review it before a vote.

  • 55,000 seat stadium $1.3B
  • City of Oakland is putting up $200M in cash
  • Transfer of land at coliseum site valued at $150
  • NFL/Raiders responsible for cost overruns
  • The $200M in cash can't be used for hard construction costs - only mixed use development and infrastructure around the stadium
  • City still responsible for the remaining $95 in debt from Mt. Davis.

Term sheet says the 10 acres occupied by Oracle are included in the transfer of land, contingent on the Warriors successful relocation and the City and County electing not to use the Arena.

I can't imagine the City/County wont hand it over.

Dont they have a lot of concerts there? Does Oakland have another venue for those events?
 
Yea but I don't see the project being feasible with the Arena in place. It has to be demolished. I'm pretty sure the City and County are just leaving themselves a little but of wiggle room for negotiations down the road.

With the climate here an outdoor stadium is hardly affected by weather and a football stadium will be available for events throughout the year much more frequently than an NBA arena.

The Oakland convention center where the Warriors coincidentally practice is used much more often for things like conventions and expos.

Thought I read somewhere awhile ago the city wants to keep Oracle when the Warriors leave because of all the events it hosts.
 
I think that was assuming the Raiders leave or stay at the Coliseum site without a new stadium.

Would make sense to keep Oracle after the Warriors leave if a new state of the art facility wasn't being built in its place.

Like I said though, there's nothing held Oracle that couldn't be held in a stadium. Events that require indoor facilities and less space are held at the convention center downtown more often than Oracle anyway.

Wording is the clear though, if the City wants to keep it it would be their contactual right to do so. Ronnie Lott and Fortress are on board with that stipulation. I just don't see it playing out that way if/when things get rolling.

Really does sound like some hater ****.

As far as I know we've never gotten as far as a term sheet in any past talks so how could it be a carbon copy?

I am really concerned about the timing though. 24 - 72 hours isn't long enough to review a big project like this.

If it weren't the Raiders my initial inclination would be to vote it down by default. :lol

Looks like it passed. There's a video on Twitter of my man Councilman Noel Gallo from District 5 urging Alameda County Board of Supervisors to vote yes in tonight's meeting. :hat

edit: Some conflicting reports earlier. It looks like there was no formal City Council vote. City Council is unanimously in favor. This morning's meeting was a presentation to Alameda County Board of Supervisors by City Council and other interest.

County Supervisors had concerns going into today's meetings, will be voting on it at tonight's City Council meeting.

Things are looking good. CC unanimously in favor, local businesses seem to be overwhelmingly in favor, even Kevin Johnson is urging the County to vote yes on his last day in office up in Sacramento. :lol

If the County approves still gotta get Mark Davis on board but I have a feeling he'd be an easy turn. He already met with the City and Lott/Fortress yesterday after being adamant that he'd already moved on from Oakland in the past few months.

In short, Vice President of the NFL Exec Vice President Eric Grubman says that even though they have made efforts and they seem genuine, the proposal isn't that much different from some of years pasts proposals.

Kind of weird statement though, giving that Grubman and co. have been coming to Oakland to work with City officials on working a deal out. I think this is the NFL's way of trying to milk more out of Oakland/Alameda County if they can, but I seriously don't know if the local politicians are willing to go through that game. I think this may be the final offer, take it or leave it.

Edit: Looks like the Supes voted already, voting 3-1-1 (3 Yes, 1 No, 1 abstained vote). So, it's been approved to move forward. I think next step is approval from the City, which I think is a given at this point. Then off to the NFL.

If the deal goes through and planning gets a dig date I wonder what real estate will look like in the East come 2019.

Will be interesting to see. The areas surrounding the coliseum are less then desirable areas.and a lot of the land by the coliseum has purposely not been developed. Schaaf talks about changing Oakland but all she's done is work downtown and in areas that were already well off
 
It's hard to imagine East Oakland being anything more than what it is, but I seriously think in time even East Oakland is going to get expensive and price out low income families.

Apart of me thinks that's why Lott & Co are doing this, as of now East Oakland is cheap (in comparison to the rest of the Bay). They help the Raiders get a stadium, but they also get land right at Colisuem site for future developments...
 
Oakland City Council voted 7-0-1 in favor moving the term sheet forward.

Just FYI, it's a term sheet and not a proposal. This is still in heavy flux, I think they just want to present something to the NFL Owners at their meeting to give them something to consider when it comes to voting for or against LV.

The city profits a LOT from Oracle. There are a lot of events and concerts that you can hold in Oracle that can't be held in a stadium. It's much harder to fill a 55,000 stadium than a 19,600 arena. That's why Levi's only has the Beyoncé's of the world performing there. It really limits the amount of events that can be held. Same goes for ice skating shows, raves, etc. that's a lot of money being turned away imo from smaller concerts and shows.
 
Curious to see how those concerts/events play out when the Dubs leave.

Not sure how finances or decision making works but I think more times than not Oracle will be the last choice for events.
