I wish they would build up PG that way, but I don't know anywhere close to city lines where you can even do that. Bladensburg by 201 & 450 is probably the only place I can think of since they have a bunch of land that's not residential (mainly warehouses). Everywhere else is pretty much a bedroom community. You really have to go out towards the beltway with Hyattsville, College Park, Greenbelt and New Carolllton.
 
Random...but I just read that a Whole Foods is coming to Tyson's that will be the largest in the region. Crazy to think what the Tyson's area will look like in 10-15 years. Probably something like Dubai :lol:

They are shooting to be a world class city, and buildings are going up like crazy. Some more social places and events and it'll get there.

dont worry bro the casino opening up, PG will be on the come up. The Hyattsville area is gonna look so different in 5 years.

That casino isn't going to draw that many leading industries over to PG. You're going to get more hotels and consumer shops than that. And to be honest, that location would probably service Alexandria workers more than it would anyone in PG. A major company deciding to open up a large office in the area would rather place it somewhere far out in Reston or Gaithersburg before they will look at PG.

Rosslyn and Crystal City are weird...from the outside looking in, you'd think these areas would be poppin' after work, on weekends, etc....but both places are pretty much dead once the work day ends. Nothing really around there to keep folks around for nightlife. Yea...there's Clarendon and DC a short distance away, but still....
I don't think its weird at all. Crystal City and Rosslyn look like that because of the Pentagon, sole reason why 95% of the companies are there. Hotels are there because of the Regan and the Pentagon. Maybe one day it will have a night life, but I doubt it. Why bring that type of scene to Crystal City and Rosslyn when DC is literally 5 minutes away lol Clarendon is it for now.

Always knew Tysons was going to be in its own league, once they wanted to be their own city it was a wrap.

Yeah I know some folks who lived out in crystal city, rosslyn etc but work in Tysons, ended up just moving to Tysons. Their thing is it's all dead at night, may as well be close to work. Tysons is actually a bit more live than those spots with the new open area by the mall, plus the metro.

Any word on the retailers coming to MGM? I'm assuming they're going to have high end shops like Gucci, LV, etc....

I don't think it's a matter of "why" bring that scene to CC or Rosslyn, it's just that at this moment it won't work. Now, things may change if all those plans for new developments come to fruition.

I do wonder, now that Maserati is in South Arlington, will other high-end automakers look to put a dealership or two in that area?

Tysons is gonna be the place to be once the nightlife gets poppin' over there. Probably an investors dream because there is SO much money in and around the area.

Personally I think it is a "why", with all the money in this area developers can make pretty much anything happen.
 
No clue why people want to build up PG, it's the last county in the area that's somewhat affordable and doesn't have traffic every day of the week.

I'd appreciate if they added some higher end stores to the shopping centers, but that's really about it.

PG has traffic lol. 210 and 5 first highways that come to mind, hyattsville traffic sucks too.

The playing field just needs to be evened out in terms of real estate value, and the ability to retain its value.

I want PG to be built up, it will come eventually, like every other underdeveloped place in this area.

PG traffic is nothing like Arlington or Fairfax county traffic, especially on the weekend.

Again, once they start building stuff up, it's going to be gentrified and homes prices will skyrocket. I think there needs to be at least one area that's still affordable.
 
^^ No idea about high-end stores at national harbour. I was under the impression that the Outlets would be the biggest clothing stores they even put out there.

PG can still be affordable if they build it up. It doesn't have to look like Arlington. I'm for having more job centers that aren't retail be located in the county.

Agreed, PG won't ever reach NoVa and MoCo levels in terms of housing, but I am all for more job centers.

The fact that PG real estate still isn't remotely close to pre market crash is very sad.
 
Metro advances project to transform New Carrollton

After more than a year of delays, the real estate committee of Metro’s board of directors approved the outline of a 2.7 million-square-foot project in New Carrollton Thursday, setting the stage for construction to begin on the first phase of the project in 2016.

Metro and the state of Maryland teamed in 2010  on a plan to build as much as 5 million square feet of offices, housing, hotels and retail on 39 acres surrounding the Metro station in New Carrollton. The properties, currently an assortment of parking lots, access roads and vacant land, enjoy access to Amtrak and MARC stations, the Capital Beltway and a future station that would serve as the terminus for the planned Purple Line.

The project could be the largest development in Prince George’s County since National Harbor. But it has not gone according to plan.

Nearly four years ago, Metro and the state picked a development team led by Forest City Washington, the local arm of Cleveland-based Forest City Enterprises, and Bethesda-based Urban Atlantic.

The developers sought a deal to build a headquarters building for Maryland’s housing agency, but the state selected a different site nearby, owned by the Berman family, for that project.

Losing the housing agency deal was difficult, according to Stanley Wall, Metro director of real estate and station planning, because the market for office leases has not fared well since then, making it harder to attract companies to new office buildings in Prince George’s County and elsewhere.

Wall said after the deal collapsed, “the developer, the state and Metro went back to the drawing board to completely revamp the vision.”

In the newly agreed upon plan, the developers envision building 2.7 million square feet, about half of it residential units. The first phase, for which construction could begin in 2016, calls for a four- to six-story apartment building of 260 units with 13,000 square feet of shops on Garden City Drive, where there is currently a surface parking lot.

Wall said it made sense to start with an apartment project because the market for new rentals was much better than that for office space. In all, the revised plan calls for 1,370 housing units, 1.1 million square feet of offices, 150,000 square feet of retail and a hotel.

“We’re not trying to force office into a market where office isn’t necessarily warranted,” Wall said.

Wall and the developers have agreed upon the framework of a deal, in a term sheet. Should the full Metro board approve the term sheet at its Jan. 22 meeting, it would authorize Wall to negotiate a development agreement that would include the price the developers would pay Metro for the land.

The board’s real estate committee also approved a term sheet Metro’s staff has agreed upon with MRP Realty and CAS Riegler to develop a residential project by the Brookland Red Line station in Northeast D.C. That agreement also requires approval by the full board.

Clarendon ballroom was all the area really had. We would hit DC every night almost.

Just clean up the roads, man. Just cut the damn grass, get the trash off the road, clean up the entire area. PG looks horrible.

Stop treating this area like DC/Arlington's back yard that never gets mowed. People live here too.

nazdrowie nazdrowie I'm aware of the project. But as they mentioned in the article, they need to have businesses leasing up whatever office spaces they put up. They're smart in just building it up as residential for now, they just need to make sure they have community amenities there as well and not just "here are some new apartments" . When they purple line gets built there I'm sure it'll help more.

PG has some good spots for growth, better schools, better riff raff control (some decent, well to do folks over there, but their kids are trouble boy) and some high end spots etc.

I will say i've noticed black dudes who grew up in NoVA outside of Alexandria are mostly corny. Like they lack some of that swag as opposed to the White or Asian dudes out here.
